Can I Convert my Garage into an extra Bedroom?Paul R
A well-thought out garage to bedroom conversion can add as much as 15 percent extra on to the value of your house, and next to loft-conversions, is one of the most cost-effective ways to improve the resale value of your home. Even if you don’t plan on selling your home, you will benefit from the increased living space without incurring the costs and inconveniences of moving house.
Great! So I just paint the walls, add a bit of carpet and put a bed in?
The change of use from a car garage to a habitable room for a human being will mean compliance with many building regulations, and require sending a building notice to your council. Building regulations that may apply include:
- moisture proofing
- escape routes
- structural soundness
As a result, almost any design decision you take must take those things into account. Some other things to take note of should be:
- If the building is listed
- If the conversion increases your home beyond the permitted development rights
- You are converting the space for business or commercial use
- Whether any council restrictions on reducing parking are in place.
An important thing to take note of is you will find the internal space of most garages is much longer but thinner than most people people are used to having their bedrooms. One thing we have found to get a more natural shape and feel is converting your garage into two rooms. The second room is often used as a small bathroom, or for homes with limited storage, shelving can be added.
Remember, a place to park your children is usually more important than a place to park your cars.
